When Wire Regeneration – the joint venture between Warrington Council and Langtree  – set out to rethink the former St James Business Centre, the ambition was clear: create a modern workplace that could support the region’s growing community of digital innovators, game designers and tech‑led enterprises. The centre already played an important role in the local economy, hosting more than 40 companies and hundreds of staff, but its ageing environment no longer reflected the energy of the businesses shaping Warrington’s future.

seven architecture was appointed to help deliver that transformation, and together with a dedicated team of partners, we’ve helped bring an ambitious vision to life.

 

A Regeneration Story Rooted in Collaboration

The Causeway sits at the heart of the Southern Gateway regeneration area, a zone intended to reshape how people live, work and connect across Warrington. Wire Regeneration championed a future‑focused brief: create an adaptable, user‑centred workplace that would cement the town’s reputation as a home for emerging tech talent.

This collaborative mindset ran through the entire project.

  • Atkins Building Services delivered the construction works across all phases.

Each partner played a crucial role, and the strength of the collaboration helped ensure that every design decision was grounded, achievable and meaningful.

 

A Balanced Transformation

The transformation of The Causeway brought together a series of strategic upgrades, with each one designed to elevate everyday experience, improve usability, and create a building that feels energised, welcoming and adaptable.

 

Strengthening the Foundations
The project began by addressing the essentials, including a complete reroofing to secure the building’s long‑term resilience. Key welfare areas were also revamped, with upgraded WCs and showers to improve accessibility and supporting active travel habits.

 

Creating Spaces for Connection and Productivity
A major focus of the refurbishment was shaping places that encourage people to meet, collaborate and work flexibly. A new coffee shop anchors the building as a social hub, offering a warm, informal space to start the day or pause between tasks.

We also introduced Think Tank meeting rooms, adaptable co‑working areas and hot‑desk zones, along with refreshed atrium spaces featuring a new passenger lift and versatile bleacher seating suited to gatherings of every scale.

 

Refreshing the Building’s Identity
Externally, The Causeway now has a crisp, modern identity. Large areas of new curtain walling open the building up to the street, while a fresh render finish creates a clean, contemporary character.

A sculptural fin portal frames the entrance, guiding visitors along a newly paved walkway towards reception and giving the building the clear, confident arrival experience it deserves.

 

Supporting Warrington’s Digital and Gaming Talent

One of the most exciting aspects of this regeneration is the role The Causeway now plays in supporting the region’s digital and creative industries. New tenants include, 10:10 Games, Prism Studios and Oolio, bringing with them 68 new staff members and building on Warrington’s growing reputation as a hub for gaming and digital innovation.

The town’s wider ambitions, including the emerging Digital Enterprise Hub, highlights a long‑term commitment to nurturing creative technologies and supporting sectors such as artificial intelligence, virtual reality and game development.

 

Workspaces Designed for Today’s Working Realities

Across all three phases of the project, our focus was simple: create a place where people feel comfortable, supported and able to do their best work. The building now offers:

  • Flexible, multi‑purpose work settings
  • Bright, open atrium spaces for social connection
  • Quiet areas for focus and small team collaboration
  • Improved facilities that reflect modern expectations of wellbeing and choice

These changes respond directly to the way people work today, blending remote, hybrid and flexible patterns in ways that make workplaces not just functional, but genuinely enjoyable.

 

A Place Built to Grow With Its Community

The transformation of The Causeway is more than a refurbishment. It’s a regeneration story that celebrates Warrington’s ambition, strengthens its creative and digital economy, and provides a place that can evolve as the needs of its tenants change.
